9/28/2022 - Accurate Reconstruction was hired to perform the repairs/rebuilding of the fire damaged homes at Harmon Cove I.
10/17/22 - Contract with the association for the project was executed.
10/21/22 - We hope to receive the sealed architectural drawings today. It is our expectation that we will complete all portions of the permit application packages and submit them to the town by the end of next week.
10/25/22 - An introductory meeting was held with affected homeowners last night.
10/28/22 - Permit applications have been submitted to the Meadowlands commission. Once reviewed they will instruct on the next step.
11/3/22 - We are awaiting direction from the Meadowlands Commission on the next step in the permit review process. In the meantime, we have written and distributed preliminary betterment estimates for each of the three affected unit owners. Additionally, the truss engineering has been completed and we are in queue for truss manufacturing.
11/11/22 - Good afternoon, and to any and all veterans; thank you for your service! We have been regularly following up with the permit application process. We will post any developments. Additionally, Tom M. reached out to the Mayor earlier this week for assistance.
11/17/22 - Our permit applications were approved by the Meadowlands Commission and have now been sent to the Secaucus Construction Office for their review. The trusses for framing are still approximately 8 weeks out. We will update as we learn more.
11/24/22 - Happy Thanksgiving! The Construction Office has started reviewing the permit applications. There have been several requests from each of the subcode officials. All requests have been forwarded to the architect for revisions.
12/2/22 - The architect is currently working on revised drawings which he states will be resubmitted to the Construction Office on Monday.
12/9/22 - This week the permit review process continues. The architect has been working directly with the Construction Office to facilitate the process.
12/16/22 - The town is still reviewing permit applications. We believe all requested information has been submitted.
12/21/22 - Our permit applications have been approved. We will update the schedule for truss delivery when we learn more.
12/30/22 - No change this week. We will update on the truss delivery as soon as possible. We at Accurate Reconstruction wish you a happy, healthy, and prosperous 2023.
1/6/23 - We have been told to expect truss delivery the first week of February.
1/13/23 - We have confirmed the trusses will be delivered February 6th or 7th.
1/20/23 - We remain on track to receive the truss delivery the first week of February.
1/27/23 - We have confirmed the trusses should arrive the first week of February. As such, we intend to begin dismantling the remaining damaged portion of the building later next week in preparation for the commencement of the new work.
2/3/23 - This week we completed the removal of all structural framing in preparation for the installation of new work. We expect to begin framing the 2nd floor next week.
2/10/23 - We have begun installing new framing. Some installed floor framing members were made incorrectly and their replacements are being delivered on Tuesday. Once the flooring and walls are complete we will have the roof trusses delivered and installed.
2/17/23 - Provided weather cooperates, we expect to install roof trusses next week.
2/25/23 - This week we successfully installed all roof trusses and roof sheathing. Weather permitting we will be installing roof shingles next week.
3/3/23 - Framers will spend this week replacing sheathing. We are working with the displaced unit owners to finalize their unit modifications ahead of the start of mechanical installations, which are scheduled for the end of this month.
3/10/23 - Our framers are finishing up. We will need all contracts for betterments returned to us by the end of this month.
3/17/23 - Happy St. Patrick's Day! This coming week we will complete exterior sheathing. The contractor will start midweek.
3/24/23 - This week we sealed the old remaining framing and replaced the remaining wall sheathing. Our HVAC contractor also began his work.
We expect to return the second portion of next week to continue with the HVAC.
Assuming nothing changes, we expect to begin rough plumbing the following week.
As a reminder, all contracts for additional work must be signed by the end of the month.
3/31/23 - This coming week, the HVAC contractor will be working most days. The plumber will start midweek.
4/7/23 - Next week the plumber and electrician will continue their work.
4/14/23 - The plumbing and HVAC contractors will complete their work this coming week. The electrical contractor will start the rough wiring.
4/21/23 - The electrical contractor should finish this week. Hoping to have rough inspections next week.
4/28/23 - We have been installing unit owner upgrades this past week. We should finish those installations and be ready for rough inspections by Friday
5/8/23 - Provided the fireplaces are delivered, will be contacting the Township to schedule rough inspections this week. All owners must sigh off on their betterments by the end of the week.
5/12/23 - There has been a delay in receiving documentation from the Architect which has not allowed us to have the rough inspections. We have again requested the required documentation.
5/19/23 - All rough inspections will be held next week.
6/2/23 - All rough mechanicals are installed and inspected. The Construction office has requested some additional paperwork before we can move forward. We are working with the architect now to prepare those documents.
6/10/23 - We expect to complete rough inspections this coming week. If all goes well we will schedule the installation of insulation.
6/17/23 - The Construction Office is still reviewing permit updates. Once approved we will have a reinspection of the plumbing. Following that inspection we will have our framing inspection.
6/26/23 - The rough mechanical inspections have all been passed and we have scheduled our framing inspection.
7/2/23 - If we can get an insulation inspection this week we will order sheetrock.
7/7/23 - Insulation reinspection is scheduled for Thursday. We expect to be installing drywall the following week.
7/17/23 - This week we will be spackling the new drywall.
7/28/23 - We will begin painting this coming week.
8/8/23 - This week painting of sheetrock will be completed and tile will begin.
8/21/23 - This week we will be installing windows and siding.
8/28/23 - We will continue to be installing siding. We will likely finish installing cabinet boxes and ceramic tile.
